- What is the procedure with quarterly inspection?
- Answer: Our leasing consultant does the quarterly inspection every 13 weeks. Every aspect of the home is thoroughly checked. If the leasing consultant is not happy they may choose to re inspect the home until it is perfect. We expect a very high standard from our tenants and would not ask them to do something that we would not do in our own homes.
- How do you manage rent arrears?
- Answer: We have a zero tolerance with rent arrears. All tenants must be 2 weeks in advance as per their lease agreement. Our rent arrears are checked daily and the appropriate notices are issued.
- How do you manage the maintenance?
- Answer: All maintenance requests from the tenant need to be put in writing. If it is an emergency you will be contacted immediately and the appropriate trades people engaged to complete the job. If it is not an emergency a letter will be forwarded to you for your written approval. We have a 7 day turn around with our contractors and expect to have the job completed by this time.
- How do you qualify tenants for properties?
- Answer: Our leasing consultant does extensive checks on all applications. These include previous and current rental reference checks, employment verifications including the 30% income check, personal reference checks and all tenants are searched through the TICA database. Once a tenant is approved, they must pay 2 weeks rent within 24 hours to secure the property. The property is still advertised and viewings done until this money has been received.
- Can you pay the rates or other bills for us for our property?
- Answer: We can pay any bill on your behalf. All you need to do is forward them to us and nominate the bill to be sent directly to us. You will receive copies of any bill paid on your behalf including any invoice for maintenance issues arranged by us.
- How is the lease at the property renewed?
- Answer: All lease renewals are sent 4 months in advance to landlords. This will allow for a rent increase with the required 2 months notice to a tenant. As a result of any lease renewal the Smoke Alarms are tested to ensure they are compliant 30 days before the new lease starts. Once the tenants sign and return the lease, a copy will be forwarded to you.
- How can I charge tenants for the water usage?
- Answer: If the property is not water compliant, this means that a plumber has not attended and completed the Wells 3 check on the property, you can only charge tenants for the excess water which is 45 kilolitres and over. If a plumber has attended and you have a certificate you can pass on 100% of the water usage charges. The tenants will be invoiced and given 30 days to pay. To avoid any late charges, please pay your water rates before providing our office with a copy. Late fees cannot be passed onto the tenant.
- How often do I receive my rental payment?
- Answer We disburse two times a month. All statements are sent at the end of the month.
- Do you give the tenants a key to inspect the property before submitting an application?
- Answer: A Globenet Realty representative will be present for all viewings. We do not allow a key to be released under any circumstances. We like to be present so we can meet every individual who may apply for the property.
- What are your fees and charges?
- Answer: At Globenet Realty we like to keep our fees and charges as simple as possible - and affordable. This is why we have one fee that will cover all aspects of managing your rental property.
